The right answer starts with the condition of the roof, not with a preset sales pitch. A repair can be enough when the problem is isolated and the rest of the system is still sound. Replacement becomes the better plan when leaks are repeated, damage is widespread, or materials are near the end of their useful life.
Coastal weather changes the calculation
Southport and Oak Island roofs face wind, heavy rain, humidity, salt air, tropical storms, and heat. RGR checks shingles or metal, flashing, penetrations, ventilation, decking, roof edges, and interior leak signs before explaining the tradeoff.
A newer roof with one leak may only need a targeted repair. An older roof with soft decking, granule loss, recurring leaks, or storm damage across multiple slopes may be better served by a full roof replacement.
